What types of home loans do you offer in Texas?+

Do you only serve Texas, or other states too?+
Texas is our primary market, but we are licensed and serve clients in 30+ states. If you are buying, refinancing, or investing outside Texas, reach out and we will confirm we can help in your state.
Is there an upfront credit check to talk with you?+
No. We do not run a credit check just to have a conversation. We start with your goals, your timeline, and what you want your monthly payment to look like. A credit pull only happens later, with your permission, when we are ready to formally pre-approve you.
What credit score do I need to buy a home in Texas?+
It depends on the loan program. FHA loans can go as low as 580. Conventional loans typically start at 620. VA loans have no set minimum from the VA itself, though most lenders look for 580 to 620. We work with multiple lenders, so even if one says no, another may say yes.
How is a mortgage broker different from a bank?+
A bank only offers its own loan products. We shop multiple top lenders and let them compete for your business. That usually means better rates, more loan options, and more flexibility if your situation is not cookie-cutter. We work for you, not for a bank.
Do you work with first-time homebuyers?+
Yes, that is a big part of what we do. We take an education-first approach. We walk you through how mortgages work, what you can afford, what programs you qualify for, and what to expect at closing. We also help connect you with first-time buyer programs and down payment assistance where available.
Can you help with VA loans in Texas?+
Absolutely. Adam is a retired U.S. Army Captain, and VA loans are a core focus of our team. We help Texas veterans, active duty service members, National Guard, Reservists, and eligible spouses use their VA benefit for purchase or refinance. Note that under Texas Section 50(a)(6), VA cash-out refinances are not available in Texas.
How long does it take to close on a Texas home loan?+
Most purchase loans close in 21 to 30 days from contract. Refinances typically take 30 to 45 days. Construction loans run longer because of the build timeline. Your file moves faster when we have everything we need up front, so we are organized about document requests from day one.
What documents do I need to get pre-approved?+
Standard documents include the last two years of tax returns, two years of W-2s or 1099s, the most recent two pay stubs, two months of bank statements, and a copy of your ID. Self-employed borrowers may need additional business returns. VA borrowers need a Certificate of Eligibility, which we can help you pull.
